Services Provided by Title Associates

Many things in everyone's life are important and need to be protected. One of these items is the huge financial investment people make when purchasing their home, which is generally located on a parcel of real-estate. In fact, this will probably be the single largest investment, other than your children that you will make.

When you purchase a home, and the land (real estate) that it occupies, you do not actually receive the land. In actuality, you receive title to the property, which entitles you to specific rights and claims for the use of the property. It is not like title to a car or a boat, where you can move the property from one location to another.

Title Associates, Inc. will provide the following services for you:

1. Title Search: We will obtain a complete search of the title to show ownership of the real estate you are purchasing to show any defects or liens to the title. This search will either be from:

a) The date of the last transfer of title, when we are provided with the most recent Title Insurance Policy, to the most current update available through the local Register of Deeds office in the county where the real estate is being purchased.
b) The date from the last update of an abstract, if provided to us, to the most current update available through the local Register of Deeds office in the county where the real estate is being purchased.
c) A search of all transactions and transfers involving this real estate for the last 60 years.

2. Necessary Documentation: Obtain the necessary documentation to clear monetary liens and defects necessary to convey merchantable title to you, as the purchaser.

3). Obtain all information from your Real Estate Broker and Lender: necessary to complete a "Closing Statement" for you for the completion of the transfer.

4). Obtain closing documents from the Lender: involved for the purchaser, to complete the signing of the loan documents where applicable.

5). Close the transaction: to effect the proper transfer of the real estate from the seller to the purchaser and follow-up to see that all necessary documents are recorded and all necessary liens are cleared from the title.

6). Issue a final Title Insurance Policy: insuring you against any liens or claims on record not properly located or cleared by Title Insurance, Inc or our underwriters, First American Title Insurance Company.
