Services Provided by Title Associates When you purchase a home, and the land (real estate) that it occupies, you do not actually receive the land. In actuality, you receive title to the property, which entitles you to specific rights and claims for the use of the property. It is not like title to a car or a boat, where you can move the property from one location to another. Title Associates, Inc. will provide the following services for you: 2. Necessary Documentation: Obtain the necessary documentation to clear monetary liens and defects necessary to convey merchantable title to you, as the purchaser. 3). Obtain all information from your Real Estate Broker and Lender: necessary to complete a "Closing Statement" for you for the completion of the transfer. 4). Obtain closing documents from the Lender: involved for the purchaser, to complete the signing of the loan documents where applicable. 5). Close the transaction: to effect the proper transfer of the real estate from the seller to the purchaser and follow-up to see that all necessary documents are recorded and all necessary liens are cleared from the title. 6). Issue a final Title Insurance Policy: insuring you against any liens or claims on record not properly located or cleared by Title Insurance, Inc or our underwriters, First American Title Insurance Company.
